What the Colorado Springs Fire Code Says About Fire Watch
Colorado Springs enforces the 2021 International Fire Code with local amendments (Ordinance No. 23-14). In plain terms:
- Notify CSFD immediately. When a required fire protection system is out of service, the fire department and the fire code official must be notified right away. Where the fire code official requires it, the building must be evacuated or an approved fire watch provided until the system is restored (Section 901.7, as amended).
- Fire watch is at the fire code official’s discretion. CSFD can require a fire watch for a building with a disabled fire protection system (Section 408.1). The code doesn’t set a fixed number of hours, so don’t wait. Call CSFD and line up coverage as soon as you know a system is down.
- Patrols every 30 minutes. Fire watch personnel must continuously patrol the entire facility or affected area so that the whole area is checked at least every 30 minutes. That tightens to every 15 minutes in higher-risk facilities, like those with occupants who can’t evacuate on their own (Section 408.2.1).
- A log is required. A fire watch log has to stay on site until CSFD ends the fire watch. It must show who did the fire watch and when each patrol started and finished (Section 408.2.2).
- Fire watch is the only job. Fire watch personnel can’t have other duties unless the fire code official approves them (Section 408.2).
- Hot work. A fire watch is required during hot work and for at least 30 minutes after the work ends (IFC Section 3504.2.1).
Requirements depend on your occupancy, the system involved and the fire code official’s direction. Always confirm with CSFD, and check your insurance policy too.

Fire Watch FAQ – Colorado Springs
When is a fire watch required in Colorado Springs?
When a required fire alarm, sprinkler or other fire protection system is out of service, you must notify CSFD immediately, and the fire code official can require evacuation or an approved fire watch until the system is restored. Fire watch is also required during hot work and for at least 30 minutes afterward. The Colorado Springs code doesn’t set a fixed hour threshold, so contact CSFD as soon as a system goes down.
How quickly can Scout Security respond?
Our dispatch center is on standby 24/7, and we respond to emergency calls within an hour. Call 720-399-5188.
How often does a fire watch guard have to patrol?
Under the Colorado Springs Fire Code, the entire affected area must be patrolled at least every 30 minutes, or every 15 minutes in facilities such as those with occupants who can’t evacuate on their own. Your guard keeps a patrol log on site for CSFD.
Can our maintenance staff do the fire watch instead?
Sometimes. The Colorado Springs code allows approved employees of the building owner, security guards or qualified CSFD personnel for some fire watch levels, but whoever does it can’t have other duties unless the fire code official approves. Staff who are pulled away to other tasks leave gaps in the watch. A dedicated fire watch guard avoids that problem.
Do you repair fire alarm or sprinkler systems?
No. Your licensed fire protection contractor repairs the system. We provide the fire watch until it’s back in service.
Do you provide hot work fire watch?
Yes. Our monitors are trained in NFPA 51B standards, OSHA compliance and local fire department protocols. We do pre-work site assessments, continuous monitoring and patrols, and post-work monitoring.
How much does a fire watch cost?
It varies widely, and it costs the most in emergencies. Call us for a quote based on your property, the affected area and how long you need coverage.
